Almeria Property Services have a team of Spanish and English speaking lawyers to  give you independant legal advice on property purchase, criminal law, civil law, tax liabilities, NIE applications, residencia applications, registering your business, commercial matters and more.   Our company specialises in both judicial and out-of-court settlements.

We are based in Almeria city centre but our legal activity ranges throughout Spain.  We can help solve any legal issue you might have with our vast experienced lawyers in Spain. Our firm is particularly experienced in providing legal advice to foreign citizens. We also have daily contact with the British Consulate in Almeria.  Our Spanish lawyers have the answer to any immigration problems you may have. You will have a consultation about all the proceedings necessary for the purchase of your property in Spain. We will check the lawfulness of the house or estate you bought or are about to buy, and check the contract of sale for any clauses that are detrimental to you.

Our company will take every step to guarantee that your property is eventually registered before a notary and in the land registry. If you intend to purchase a house under construction, you should know that you have a right to demand a copy of the approved technical project and of the building license, as well as a copy of the certificate of habitation. This measure is necessary to ensure that the construction company has observed all the legal requirements  set out by the city council.

Likewise, it is necessary to check the identity of the real owner of the estate/plot on which the property is going to be built, and whether or not the said owner agrees with the construction company signing the contract of sale. Finally, it is important to be aware of the fact that the construction company is bound to bank guarantee all the money you are paying in advance for your property. We would like to stress the importance of this point. If the construction company went into liquidation the payments you have made will be guaranteed and refunded. In the eventuality you are not handed over your property before the deadline stipulated in the contract of sale, you can either cancel the contract or demand a compensation for the damages caused by the delay .
